What is “wholesale” investment property?

Many distressed property owners choose to sell directly to a wholesaler in order to avoid: A) making costly repairs, B) paying agency sales commissions, C) waiting months to find a qualified buyer or D) falling out of escrow during an inspection period. Wholesalers directly acquire these distressed properties from sellers and aggregate them for private auction to qualified real estate investors looking to secure new properties at below market prices.

Why is buying wholesale better than a traditional sale?

When purchasing a property through a wholesaler, investors don’t compete against retail buyers who typically pay much more for a property they want to live in. Retail buyers don’t qualify to buy from wholesalers because their conventional mortgage lenders won’t fund these types of transactions. So the only competition an investor faces for a wholesale property are other investors, which keeps property acquisition costs low.

What kind of properties are available through wholesale?

90% of the inventory we have are single family residential homes, with the remaining 10% being multi-family residential and vacant land ready for development.

Where are your wholesale properties located?

Mostly in Southern California across Los Angeles, Orange, San Diego, Riverside, San Bernardino and Ventura counties. But we do also acquire properties in the San Francisco Bay Area. Our inventory changes weekly so contact us for the active listings we have available.

How are you different from other wholesalers?

Unlike many other wholesalers, our pricing is transparent with no sales commissions or hidden transaction fees. We cover all closing, escrow and title insurance costs. And all of our properties are under contract and principal to principal transactions.

How can I browse your active listings?

Since all of our properties are already under contract, we need to approve each new investor that requests free access to our private marketplace of listings. All this requires is a signed disclosure agreement and recent proof of funds. Once approved, there is no cost to join and no obligation to bid on any of our properties that you will be receive daily via email notifications. Recent area sales comps (CMA), Realist Tax records, property photos, videos and any seller disclosures are all included in each listing free of charge.

How do I purchase a property?

If you find a property you’d like more information on; to schedule a tour of; or to place a bid on - we are your main point of contact. All bids are submitted via email, and are binding once accepted. Earnest Money Deposits to open escrow are due within 24 hours of acceptance and non-refundable once submitted. All transactions are recording using the standard California Purchase Agreement (RPA) plus an Option Agreement addendum. All sales are Final, As-Is, Non-Contingent with no inspection period. Escrows are typically 7-21 days, and additional Options or Assignment are not permitted in our contracts.

What if I need to finance a property that I am interested in?

We only work with cash buyers, but we do treat financing from Hard Money and/or Private Lenders as a cash equivalent if a Letter Of Approval is provided during Proof Of Funds verification. While we don’t directly offer any financing solutions, we do work closely with select lenders and can recommend some options to you if requested.
